What ownership here includes, and what it costs to run. No vagueness, because vagueness is what makes people hesitate.
The levy
R3,566.54 per month, excluding VAT, from the date of transfer.
It covers the roads, the nature reserve, the security infrastructure and every common area on the estate. It is set and managed by the homeowners association, which owners join on transfer and which is run for the estate rather than for the developer.
Security
The estate is gated and manned around the clock, with controlled access and patrols across 209 hectares. Being a working farm as well as a residential estate means there is activity and there are people on the land throughout the day, which is its own form of security.

The grounds
The 11km walking and cycling track around the estate. The swimming pool, tennis, basketball and boule courts, and the 18-hole adventure golf. And your dogs are welcome, which for a good number of our owners was the deciding factor.
Your wine
Every owner receives an annual allocation of Benguela Cove wine, up to 72 bottles a year, from the date of transfer registration and whether or not you have built. Owners are welcome at harvest and at tastings, and the winemaking team is generally happy to be asked questions.
The land around you
Sixty-six hectares under vine, a private nature reserve, and a position inside the UNESCO Kogelberg Biosphere Reserve. Benguela Cove is a WWF Conservation Champion and is certified under the Travelife sustainability framework. Both are independent assessments that have to be maintained, which is the only reason they are worth mentioning.
