The Vista Collection

Seven elevated plots at Benguela Cove, with panoramic views over the lagoon, the Atlantic and the mountains.

Elevated plots for sale, Hermanus

Seven plots along two ridges, and the thing they share is height. From here you see the lagoon, the vineyards, the Atlantic and the Hemel-en-Aarde mountains without turning your head very far.

Elevation changes how a house is lived in. The light arrives earlier and leaves later. Weather is something you watch approaching across the bay rather than something that simply happens. And privacy comes without effort, because nothing is built above you.

The Western Ridge

Three plots, between 1,846 and 2,016 square metres, facing the afternoon and the sunset over the Atlantic. Plot 115 is held at its established price as a premium position. These are the largest plots in the Collection and the ones with the broadest outlook.

The Northern Ridge

Four plots of similar size, between 1,811 and 1,850 square metres, consistently priced, each looking out over the vineyards and the lagoon below. Morning mist sitting in the vines is the view most owners here talk about.

A Note On Cost

Every price we publish includes VAT. Benguela Cove Investments (Pty) Ltd is a registered VAT vendor, which means VAT
at fifteen per cent is payable on transfer and no transfer duty is payable at all. Set against a comparable transfer-duty purchase, that saves a buyer between R820,000 and R2,340,000 depending on the price band.

Buyers acquiring through a VAT-registered entity for taxable purposes may be able to claim the input VAT. We recommend taking independent legal and tax advice, and Nick can introduce you to conveyancers who know the estate
well.

A way of life

Ownership here is the start of a long relationship with a particular place. A working, award-winning wine estate with cellars in continuous use, where owners receive an annual allocation of estate wine, up to 72 bottles a year, and are welcome at every harvest and tasting.

A small, settled, gated community with 24-hour security and the rhythms of a real neighbourhood rather than a resort. A landscape actively looked after: WWF Conservation Champion, Travelife certified, fronting a Ramsar wetland within the UNESCO Kogelberg Biosphere Reserve.

Owners have the lagoon-front jetty, slipway and boating garages, Moody Lagoon Restaurant and the Tasting Room, the 11km walking and cycling track, the swimming pool, tennis, basketball and boule courts, the 18-hole adventure golf, and the freedom to bring their dogs.
