Benguela Cove occupies 209 hectares between the R43 and Walker Bay, twenty minutes from Hermanus and
seventy-five minutes from Cape Town International. Sixty-six hectares are under vine. The rest is lagoon, fynbos, working
farm and a private nature reserve. This is a wine estate first, with a 750-ton winery, a restaurant on the water and a small
community of homeowners living among all of it.
Land here is offered in five Collections, and what separates them is not really price. It is the relationship each one gives
you to the place: to the water, to the ridge, to the vineyard, to the reserve. There is no correct order in which to consider
them. The right plot is the one that suits the way you intend to live, and that is a question best answered standing on the
ground itself.

Building your home
Homes at Benguela Cove are designed within an architectural framework that holds the estate together visually without
dictating personal taste. You appoint your own architect, and the design is reviewed by our Architectural Committee.
Plans are submitted within eighteen months of transfer and building begins within twenty-four.
The framework is loose enough for real personal expression and firm enough to protect what every owner has invested in
how the estate looks. We do not build. We introduce you to a building and project management team we trust, and we
help with design, interiors and decoration if you would like us to.

A Note On Cost
Every price we publish includes VAT. Benguela Cove Investments (Pty) Ltd is a registered VAT vendor, which means VAT
at fifteen per cent is payable on transfer and no transfer duty is payable at all. Set against a comparable transfer-duty purchase, that saves a buyer between R820,000 and R2,340,000 depending on the price band.
Buyers acquiring through a VAT-registered entity for taxable purposes may be able to claim the input VAT. We recommend taking independent legal and tax advice, and Nick can introduce you to conveyancers who know the estate
well.

Plot viewings are by appointment. Plots are walked with Nick rather than viewed alone, and most visits take about two hours. Staying a night or two while you decide is usually the best way to see the estate, and Nick can arrange a villa alongside your viewing.
