How Benguela Cove compares

What to weigh when you are choosing between the Cape lifestyle estates, and where the differences actually sit.

If you are looking at land at this level in the Western Cape you are almost certainly also looking at Val de Vie, Pearl Valley, De Zalze, Erinvale, Silverhurst, Welgedacht or Whale Rock. They are good estates and we are not going to pretend otherwise.

What follows is not a scorecard. It is the list of things we think are worth comparing, with our own position stated plainly so you can hold the others to the same questions. We have not published anybody else's prices, because they change weekly and a number we quote today would be wrong by the time you read it. Ask each estate directly and compare like for like.

Water

Direct frontage on the Bot River Lagoon, with a private jetty, slipway and boating garages, and the open ocean beyond.

Golf estates in the Winelands are inland. A view of water and access to water are not the same asset.

Density

Around 120 plots across 209 hectares, one of the lowest-density estates in South Africa and the closest to the sea.

Density decides what the estate feels like in ten years, once it is fully built. Ask for plots per hectare, not the brochure adjective.

Duty and VAT

Sold by a registered VAT vendor. VAT at fifteen per cent is payable on transfer and no transfer duty is payable at all.

A hard cash difference of between R822,000 and R1,851,000 across our current price range. See the table below.

Levy

R3,566.54 per month excluding VAT, covering roads, security, the nature reserve and all common areas.

The levy is the cost you carry for thirty years. Compare it before you compare purchase prices.

What the estate does

A working wine estate with 66 hectares under vine and a 750-ton winery in continuous use, ranked 86th in the World's Best Vineyards in 2024.

An estate with a real business on it is maintained by that business. An estate that is only houses is maintained only by levies.

Conservation status

Inside the UNESCO Kogelberg Biosphere Reserve, fronting a wetland designated of international importance under the Ramsar Convention in 2017. WWF Conservation Champion and Travelife certified.

These are independent designations with criteria that have to be maintained, not marketing.

What ownership includes

An annual allocation of estate wine, up to 72 bottles a year from the date of transfer whether or not you have built. The jetty, slipway and boating garages, Moody Lagoon Restaurant, the Tasting Room, the 11km track, the pool, tennis, basketball and boule courts, the 18-hole adventure golf, and dogs are welcome.

Ask which amenities are included and which carry a member or owner rate. The answer is rarely on the website.

Build terms

Your own architect. Plans submitted within eighteen months of transfer, building begins within twenty-four. Review by the Architectural Committee against a framework that sets the language, not the design.

Some estates hand you a house type. Some have no time limit at all and end up with gaps for a decade. Both are worth knowing about early.

Distance

Twenty minutes from Hermanus, seventy-five minutes from Cape Town International, on the R43 at Walker Bay.

Measure it yourself, on a Friday afternoon, in season.

The number that does not move

What you do not pay in transfer duty

Because Benguela Cove Investments (Pty) Ltd is a registered VAT vendor, VAT at fifteen per cent is payable on transfer and transfer duty is not. On a comparable purchase at the same price from a seller who is not a VAT vendor, transfer duty is payable in cash on registration and is not recoverable by anyone.

Transfer duty calculated on the SARS rates effective 1 April 2025 and carried into the 2026/27 year. Figures are indicative and rates change at each Budget. A buyer acquiring through a VAT-registered entity for taxable purposes may in addition be able to claim the input VAT, which no transfer-duty purchase allows.
